  • Overlooking the Yadegar-e-Emam Highway, which created a perception of easy access, while in reality the access route was relatively complicated.
  • The project was financially and operationally demanding.
  • The owners were reluctant to partner with developers due to: 1. Their own strong background in construction and development, leading to specific expectations from a partner, 2. Their belief that capable developers avoid joint ventures, and that less competent ones focus solely on selling the very project they’re building — a mindset that made collaboration more difficult.
